The Problem

The existing building required a full repositioning to meet modern commercial expectations. The refurbishment needed to:

  • Improve the     building’s environmental performance
  • Deliver reliable     heating and cooling to all occupied areas
  • Support fan coil     distribution throughout the refurbished office space
  • Provide efficient     simultaneous heating and cooling where required
  • Improve the EPC     rating and ensure the building remained lettable
  • Be completed     within a very short programme to minimise lost rental income

Compliance was a major consideration. Under current regulations, buildings with an EPC rating below E cannot legally be sold or let. The refurbishment therefore needed to achieve a meaningful improvement in energy performance, rather than simply a cosmetic upgrade.

The 4-pipe heat pump was particularly well suited to the building, as it can provide heating and cooling simultaneously using the same electrical input energy. This significantly improves overall system efficiency and makes it ideal for a multi-zone office environment where different areas may require different temperature conditions at the same time

The result

The refurbishment delivered a significant improvement in both building performance and usability. Most notably, the EPC rating improved from F to C, placing the building in a far stronger position for compliance and let-bility.

This improvement was critical, as buildings rated below EPC E cannot legally be sold or let under current minimum energy efficiency regulations. By achieving an EPC rating, the project protected the asset from obsolescence while enhancing it's appeal to occupiers and investors alike.
